Internet marketing
The internet is our most effective marketing tool.  Since a majority of Summit County Buyers come from Denver and the Front Range, only visiting for  a day or two at a time, it is best to utilize marketing tools that reach those people 24/7.  Virtually all second home Buyers start their search on the internet.  We have a website that places well in google organic searches as well as other "stealth" sites that bring us many Buyer leads.  You never know when one of them will match up with your home.
At last count, there were more than 35 different websites that your property will show up on.  We also create a virtual tour for your property and post it in the MLS, on our websites and even on Craigslist. 

Print
We  use full page print marketing in local homes magazines, both The Real Estate Book and Mountain Homes Illustrated.  We watch people pick them up every time we go to the grocery store, and often have clients walk in with them in their hands.  Those print magazines also have websites which feed into other sites across the web.  Because we see so many homes magazines picked up in the grocery store, we also print our own newspaper which gets distributed at Safeway and City Market, as well as sent out by mail.  We also post a digital copy of our newspaper on our website. We write our own articles for it so that people find it very helpful in their real estate search.  Even if we are not their Realtor, they keep it for reference.  It will have your home listed in it, with  photos and copy. 

Email marketing
Your home will be featured on our monthly e-newsletter, emailed to our core clients and others who have requested our mailings, approximately 1500+ people.  We also email new listings and price changes to all Realtors in our area, just to make sure they notice them.

Multiple Listing Service - Summit County and Denver Metro
Of course, the property is entered into our Summit Multiple List service so that the other 500+ Realtors in our county are able to see it.  For residential properties we always enter the maximum number of photos allowed, which is 25.  Why would anyone enter less?  If your home listing covers more than one season, we replace out of season photos with new ones so the listing doesn't look old.  Additionally, we put it into the Denver Metrolist system, where all metro Denver agents are able to see it.  While it is more likely that  someone local will sell it, why not cover all the bases? 

Brochures
Where we are able to put up a sign and a brochure box, we do.  We check the brochure box frequently.  We hate empty brochure boxes! We also put brochures in the property so that interested parties can pick them up.  

Networking
Office tours of new listings are held on a regular basis for the Coldwell Banker agents in our office.
We also participate in MLS tours, usually serving food to agents from other offices who come out to preview new listings.  Tours are held weekly, with each area getting a turn once a month. 
Price changes are always re-marketed to all agents who have shown the property previously, as well as a general email going out to all Brokers.
