The Agency Relationship with you

When you list your property for sale in Colorado, you have two choices in the relationship you have with your real estate agent. Most agents in Summit County prefer to be a neutral third party and they like to be Transaction Brokers. They usually won't tell you that you have options and will only offer you the one option. In that instance, they are not obligated to do the utmost to work on your behalf, but only owe you honesty and fairness. The Transaction Broker choice gives them less liability with the transaction. Their job is defined as assisting Buyer and/or Seller with the transaction but not working as an advocate for either party.

Our choice is to be a Seller's Agent. That means that we must be your advocate, working with your best interests in mind. We must look out for you at the same level we would if we were selling our own property. We love to be a bulldog, working on your behalf. A Transaction Broker must be neutral, meaning that they cannot pass on confidential infornmation on either side. We must tell you about any additional Buyer motivation of which we are aware and at the same time, cannot reveal your motivations to the Buyer's agent.

We also believe that a Seller's Agent should be honest with you when it comes to pricing and selling your property. We cannot suggest a low price way below market value just to get it sold, but neither can we agree with a Seller who thinks that his property is worth more than it is, in order to get the listing. We don't believe in doing that when we work as Transaction Brokers either, and would hope that other agents are of the same opinion.

In both cases, we must disclose any adverse material facts about the property, known by you and/or by us.
