- Staging is important in today's market, when there is a lot of competition and fewer Buyers. First impressions are difficult to overcome if they are negative.
- Make sure the entrance, both door and entry, are fresh, neat and uncluttered.
- Keep the home neat and tidy, replace carpet and repaint if necessary. Wallpaper is no longer desired by most Buyers.
- Start packing. Remove clutter, including personal photos and memorabilia. Empty out closets and storage areas as much as you can.
- Sterile and empty isn't good either. Add warmth with paint and mountain decor if necessary. New bedspreads, towels and windowcoverings, if necessary, will go a long way.
- Higher end properties should have granite countertops and stainless appliances to achieve their full potential.
- Neutralize odors if any, but don't overpower with plug-in room fresheners.
Preparation is key
Small details make big statements about condition, or just as important, perceived conditon, of the property. A house or condo that shows poorly because of outdated decor, old or dark carpet, or obviously needing repair, gives the impression that the property has not been cared for. If your property gives that impression, it will cost you both time and money.
